Kessaku is a luxury residential development in Bangalore, where the glazing carries both the view and the barrier. TPRS Glass supplied processed architectural glass for the project.
The glazing brief
What residential glazing has to deliver
Luxury residential glazing concentrates on two things. Balcony balustrades are barrier elements and should be laminated, so a broken pane stays in the opening rather than clearing it. Floor-to-ceiling glazing in living areas needs solar control that keeps rooms comfortable without darkening them, which a selective coating does far better than a body tint, because a tint removes daylight in proportion to the heat it removes.

Residential glazing questions
Toughened laminated glass, normally 13.52mm, rather than toughened glass alone. A balustrade is a life-safety barrier: toughened glass breaks into harmless granules but the whole pane clears the opening at once, which is exactly what you do not want guarding a drop. A laminated build-up holds the fragments on its interlayer so the barrier remains after breakage.
An insulated unit with a selective solar-control coating. The point of full-height glazing is the view and the daylight, so the specification has to cut heat without cutting light, which is what separates a coated product from a body tint. At full height the inner pane is also a safety glazing position.
With an asymmetric insulated unit and an acoustic interlayer. Two panes of equal thickness resonate together and let that frequency through, so pairing a thicker pane with a thinner one is the first and most effective change. Measure the noise at the window before specifying, so the target is a real decibel reduction rather than a guess.
Not on its own where it is guarding a drop. Toughened glass is strong, and it breaks safely in the sense that the fragments are blunt, but the pane empties the opening completely when it fails. Where the glass is the barrier, laminated or toughened laminated construction is the correct specification.
